Who needs an EPC?

From 21st May 2010 all marketed properties for sale or rent require an EPC.

What is an EPC?

A Government mandatory requirement designed to comply with the Energy Performance of Buildings Directive (EPBD). An Energy Performance Certificate (EPC) is designed to record the energy rating of existing buildings from A to G similar to that of a new kitchen appliance. The completed EPC estimates the energy costs of your home in terms of lightning, heating and hot water. Recommendations are then given to help make your home more efficient and consequently save you money. Please see the link below to an example EPC:

What is the New Green Deal EPC?

The new EPC supports the government backed directive to provide both advice and financial support to making your home more energy efficient. The Green Deal is a framework that allows consumers to improve the energy efficiency of their homes at no upfront cost. Improvements are carried out by private firms and the repayments are recouped via the savings to the consumer’s energy bills.

In order to apply/obtain Green deal finance a new EPC must have been completed on the property.

Can I market my property without an EPC?

Yes, but unfortunately you only have 7 days to instruct an EPC on your marketed property.

How long does an EPC last?

10 years. However, please bear in mind a past EPC may not be accurate if improvements to a home (insulation, new boiler, etc.) have taken place since the EPC was completed.

How long will the EPC survey take to complete?

Around 15-30 minutes depending on the size and complexity of the property.

How quickly will I receive my completed EPC?

After the survey we will send the completed EPC via PDF file within a guaranteed 24 hours period, 7 days a week.

How do I pay for the completed EPC?

We accept payment after the survey via cash, cheque or BACS bank transfer. Receipts are provided which can be offset against rental income for rental properties.

Do new build residential homes require an EPC?

Part L1a of building regaulations that SAP calculations are required on all new build developments. A SAP is similar to an EPC but more complex. Our prices for a full SAP start at just £69.
